This month has been more exciting than we wanted so far… Our phone line company unexpectedly and immediately without notice shut down! We are still trying to “port” our old number over but for now, we have a new phone number. (660) 243-8625. You can call, text, or email us at sedaliamhp@gmail.com. Unfortunately, that means new signs, business cards, website changes... not fun!

We also want to let you know that the city, without any warning, broke a water pipe which has shut down water to the community twice as many of you know. They have a new project manager for the sewer project, who we are now in touch with. He said he will let residents know of anything like this in the future. We can only hope! Unfortunately, this is a city issue and we have no control over what they do so it was news to us as it was to many of you. You can contact the city directly for any concerns about this.

Hi everyone and Happy Birthday America! We are not perfect but we have something worth appreciating, and all the veterans who helped us get here. Firstly I want to say thank you everyone for getting their cars moved for the road work. I know that was a total last minute move! The contractors notified us at 4pm the day before they were coming. They said if we didn’t do it then, they didn’t know if they could get to it at all this summer, hence the short notice. Most of you are aware that finding contractors who have time to do work is extremely difficult right now, along with being expensive so we didn’t want to let the opportunity slip away.

I personally spoke with many of you via phone, text, and email about the September rent increase along with water and sewer billing. Everyone has been really gracious and understanding about the cost of everything going up these days. Eviction notices and rent increases are two of the hardest things in my job and I don’t look forward to doing them at all, so your cooperation has been much appreciated. As a reminder, this doesn’t go into effect until September to try to give everyone as much time as possible to prepare for the change.

Dumping trash in the “burn pile” is prohibited and we have eyes and cameras on the pile now for those of you dumping in the evenings, it has been noted. If this continues, fines will be added to offenders accounts which will be followed by notice to vacate. This is an eyesore and costs everyone money and our goal is to keep costs down so we need everyone’s help. If you witness any dumping, please report this to us right away and your privacy will be protected, and appreciated!

You will find that Chris mounted a couple of weatherproof flyer holders at the entrance sign for those who do not receive email. Thank you Chris! We are working on lighting for the entrance sign.

Regarding water billing, the easiest way to access your balance is by creating an account which you can login and see your total bill due. You can pay online, or you can see this number and pay using your cash-pay card at Walmart or any participating cash pay store. If you need help setting this up, let us know and we’ll help as much as we can. As a reminder to everyone, if you’re paying at Walmart, they collect your rent and your water bill the same way, so they just see it all as rent payment. They might get confused if you tell them you want to specifically pay water, so just ask them your total balance due, which they can check. I verified this on the phone with them this week.

We are still working hard to negotiate better prices for any potential new tenants for new homes… As everyone knows, the price of wood and labor is crazy! With the changing economy there have been many new home order cancellations so we can only hope that this will help prices come down a bit. That said, we have good financing options with as low as 5% down, and as long as you have a job/regular income and a credit score of 550+ we can usually get something done for you. I know there is demand for affordable housing and we are negotiating with distributors to try to get the price of homes down.

Thank you for working with us through our second month of ownership. We want to keep you updated on a few items so you know what’s going on in your community.

As most of you know we are connecting to the city sewer system. This is in progress and when completed, we’ll be on city sewer which is a nice upgrade. When that happens, we’ll be paying for city sewer and your bill will reflect that. We do not set city water or sewer prices so any concerns about that can be taken to the city directly.

We are planning some road maintenance and that is scheduled to be completed as soon as the road crews finish up their current job. We are exploring adding some speed bumps to help keep the speed down for dust control and safety, and we are also going to address some drainage issues.

We have added lighting to the storm shelter entrance with some help from Terry. We have both a solar motion-detecting light as well as a powered light at the entrance to try to ensure reliable lighting in case of a storm. This is park property and not to be tampered with.

We have noted several lots that need to stay a little more on top of their mowing. Please be advised if you do not mow, we will mow for you and mowing will be added to your rent. It is much less expensive for you to mow. If you need help with mowing, please reach out to us and we’ll connect you with someone who can help you.

Anyone with vehicles that have not moved or with flat tires will be asked to get their vehicles into running condition. We will send another notice at a later date which will be followed by vehicles being towed. As we said at the outset, our goal is to have a clean, safe community.

Reminder that this month, you can find your water bill one of two ways:

1) If you pay at Walmart or with a cash-pay card, when you pay your rent, ask the teller the total on the account with water and pay the total amount.

2) If you login and pay online, you can view your total when you login. As a reminder, you can always find the link to paying your rent online by going to sedaliamhp.com and clicking “pay rent”.

If you do not pay your water bill, a $50 late fee will be added to your account, so please pay it the same way and at the same time you pay your rent. Any questions, just contact us and we are more than happy to help you!

Lastly, as we told each of you in person there will be an annual rent increase. This year it will be $25. Please plan for that to go into effect September 1st. This simply covers the increase in cost of doing business such as maintenance, repair, taxes, management, and insurance. We know this is a tough time and appreciate your understanding that all of our costs are going up and that is not in our control.

No dumping of brush or trash is allowed. We understand the previous owner allowed for that but we do not. Dumping yard debris is free at the city debris waste site, and trash will not be allowed to be dumped at any time. This, like our other measures, is to continue to keep a clean community. We are monitoring this area and will ask nicely for everyone to respect the community, but will follow through with fines and notice of eviction for those who chose not to abide by community rules.

Just as before, fireworks will NOT be permitted in the community. We wish you all a safe and happy 4th of July!

To reiterate our goal is a clean, safe, affordable place to live. We need your help to make sure we achieve that and it should be a benefit to all parties. Thank you all for your help, it is greatly appreciated.

As of April 25th, 2022 Western View Estates is under new ownership.

The name has changed, and the community will now be known as Sedalia Mobile Home Park.

Everyone will be required to sign new leases and community rules, so please keep an eye out for those in the coming week and return the signed copies within 7 days.

We look forward to getting to know you all and continuing to provide you with a clean, safe place to call home!
